Job Title: Senior Building Services Technician

Salary: £26,715 – £30,942 per annum, depending on experience

The Institute is seeking an experienced electrician to join their in-house Building Services team. The role-holder will have undertaken a recognised electrical apprenticeship, be 17th edition qualified and have relevant experience of working in a mechanical/electrical maintenance environment.
The Role:
The role holder is part of the team responsible for general in-house maintenance of plant, infrastructure and general building equipment with particular responsibility for electrical maintenance throughout the Institute’s building. They will proactively identify maintenance issues, identifying faults, diagnosing causes and effecting repair.
Responsibilities Include:
- Receive direct telephone, radio or e-mail communications during the workday from their staff in relation to emergencies
- Liaise with their personnel in respect to the nature of the reported fault, the service being carried out, and the effect work will have on their operations
- Advise the Building Services Manager of the parts required; undertake repairs, and take any remedial action, advising their staff of progress, completion and any follow up action required
- Liaise with their personnel in respect to the nature of the installation and the effect of the work on operations
- Assess installation requirements on site, determining materials, other trade skills required, builders’ work, and anticipated time schedule
- Advise the Building Services Manager where appropriate and obtain materials
- Check all relevant documentation particularly manufacturers’ instructions in respect to the installation element of services plant involved
- On completion of practical installation, carry out Test and Inspection of installation as detailed in the current edition of the IET Wiring Regulations
- Complete relevant certification including all inspection observations and recorded test values. Provide verbal and/or written report to the Building Services Manager of any deviations from the Wiring Regulations
- Report verbally to their staff and the Building Services Manager immediately job has been concluded. S/he is present at, or carries out, commissioning works required to put installation into correct/safe working operation
- For administrative purposes the completed job sheet should include a brief outline report of work done, follow-up action required, materials used and time spent on job
- In the event of urgent additional support being required (e.g. other trade skill, specialist technical back-up or manufacturer’s opinion) the role-holder may deal with directly, apprising the Building Services Manager after the event
Key Requirements:
- NVQ Level 3 in Electro-technical Technology Installation (Buildings and Structures)
- Formally trained and /or skilled in the following aspects of electrical engineering
- Operation and maintenance of 415 volts and building electrical distribution systems
- Test and inspection and verification of electrical systems in accordance with Wiring Regulations
- Use of access equipment and be familiar with working from ladders, scaffolding and raised platforms
- Use of machine shop equipment
- Be computer literate and able to use Microsoft Office, E-mail and Internet Applications
- The ability to communicate technical issues through written word and verbally with both technical and non-technical people is required
- Must be able to work effectively within a team
- Must be able to read and interpret technical drawings and diagrams
- May be required to write reports detailing the findings of site works
