The Charity’s Community Services are provided in the Almshouse accommodation on site at Blackheath and at Ralph Perring Court in Beckenham, through the vibrant communal space in the John Morden Centre and the case management approach that proactively identifies, assesses, and supports the most vulnerable in our community.
About the Role:
Working within the Real Estate Team, to help support and maintain the commercial and residential premises and their garden areas. You will be responsible for taking instructions, dealing with tenant enquiries, and attending Real Estate premises whenever required, undertake basic maintenance, cleaning and operative duties, meeting suppliers and tenants on site, undertaking and recording regular alarm tests on site as well as general administrative and documentation duties.
You will need to prioritise enquiries as required by the Real Estate Department, maintain accurate records on the team server / data base, and to support and feedback to tenants when required in a reasonable, respectful and timely fashion. You will be required to be professional, well organised, flexible, and accountable at all times.

SKILLS, QUALIFICATIONS AND EXPERIENCE
- Undertake regular weekly fire alarm tests at specified properties and to formally record the outcome on the appropriate on-site record / electronic Team data base.
- Ensure that all allocated tasks are completed to a reasonable industry standard, and in compliance with Morden College policies and procedures and that appropriate records are kept.
- Undertake cleaning and maintenance works when specifically allocated, that may include minor repairs, decorating, hoovering, dusting, and liaising with suppliers, picking up keys etc
- Meet suppliers on site whenever required to discuss repairs and, in some cases, to meet tenants or agents at a premises.
- Assist with suppliers undertaking of testing and inspecting regimes, and to personally undertake weekly and when required fire-alarms, emergency lighting, and other necessary tests and keep appropriate on site and electronic records and certification.
- Support the Real Estate Team when required with the ‘Keep Clear’ strategy in relation to common parts of identified residential premises, as required.
- Follow any specific premises duties specification that may be provided as a guide to identify regular tasks required at a specific property.
- Assist with call handling, tenant enquiries and emails as well as contractor communications.
- Assistance with areas managers procedures when required
- Any other administrative duties that are required by the real estate team.
- Liaise with the Real Estate Team daily and take instructions in relation to required reactive and planned maintenance & support tasks across the Real Estate Portfolio as allocated by the Real Estate Director or REPM, or Real Estate, Finance & Compliance Assistant in their absence.
- Maintain accurate records and relevant copy certificates, messages and data on the Morden College Real Estate system.
- Proactively identify and report on maintenance defects in a timely manner.
- Offer an excellent level of customer service – be respectful, positive, polite, on time and listen to the needs of residents.
