Job Title: Chartered Building Surveyor

A new opportunity has arisen within the operations team at School Property Matters for a Chartered Building Surveyor. The role is based in our dedicated offices in Poulton-le-Fylde town centre with site work required all around England. Opportunity to work regular days from home is possible by agreement.
SPM has offered Condition surveys to school clients for twelve years and has always subcontracted this work to the same person. As he is now approaching retirement the work is to be brought in-house and a new team formed. This role will be the first recruitment to the new team and will include completion of full surveys to cover building fabric, together with a high-level summary of mechanical and electrical system defects. All survey work is completed to Department for Education guidelines using their element structures, and priority and grading methodologies.

SPM provides pupil capacity analysis services, CAD plans and condition surveys to schools. Helping to inform facilities management, admissions processes, and assist in negotiations for capital funds when schools are varying their size. All customers are schools and organisations managing schools.
Responsibilities and Duties
Reporting to the Operations Manager, the role is to compete all site surveys and write up all reports to a defined structure, sourcing and coordinating with sub-contract surveyors may also be required for larger projects.
The day-to-day roll will include:
Undertaking professional work and producing reports and schedules following initial
surveys.
- Responsibility for own continuous professional learning.
- Undertaking professional work for clients including:
- Schedules of dilapidations
- Schedules of condition
- Pre-acquisition surveys (Client’s Due Diligence)
- Defect diagnosis
- Planned preventative maintenance plans
- Building reinstatement cost assessments.
Qualifications and Skills
The applicant should have / be –
- MRICS Building Surveyor with recent proven experience
- Be passionate about Building Surveying and developing a career with a leading and ambitious company
- Full driving licence
- A comprehensive knowledge of all regulations & legislation affecting the assessment of school buildings
- Strong verbal, numerical and report writing skills
- Enthusiastic, proactive and self-motivated
