This is a fantastic opportunity for a current property manager looking to take their skills into block management in South West London working on our block portfolio, However we are also open to speak to entry level candidates who are looking to train into block management. This role has fantastic career progression as we continue to grow our block management portfolios across London. IRPM qualification support is also on offer to the successful candidate.
Responsibilities
The role of the Trainee Property Manager is to assist their Property Manager and Senior Managers enabling them to manage their portfolios, so as to maintain, administer and supervise an assigned portfolio of properties with dedicated flat management directors and leaseholders to achieve the highest levels of service. The applicant should be organised, cope well under pressure. The employee will follow a set internal programme which will require them to learn the fundamental principles of good estate and property management as determined by the RICS Service Charge management code and complete both parts I and II of the IRPM examinations.
The role will include but not be limited to the following;
Maintenance:
- The employee will be proficient in the receipt of maintenance calls, placing these on our database and monitoring through to completion in support of senior staff.
- To be able to undertake routine inspections of buildings and identify disrepair or issues of non-compliance and raise the necessary orders to address these issues
- To assist and process all repair, maintenance and planned preventative maintenance as instructed by the Property Manager or Senior Manager
- To be fully conversant in Propman, reporting on this function and produce review reports as instructed by senior staff
- To learn and be conversant in all the RICS guidance notes on all maintenance matters which directly affect block management e.g. asbestos, legionella, gas etc
Legal:
- To be able to undertake and complete pre-sales enquiries LPE1 forms on behalf of leaseholders and in support of the PM
- To be able to understand and review a long lease and complete a lease review
- To understand the sales process and manage an assignment, deed of covenant, issuing of a share certificate and an ability to update Companies House
- To be able to perform the AGM notices and supporting pro-forma’s in support of this function including the accurate taking of minutes and presentation of reports to the shareholders and Board
- To learn and be conversant in all the RICS guidance notes on all legal matters which directly affect block management e.g. Forfeiture, AGMs, RTMs etc as directed by the Senior managers
- To be proficient in the production and management of major works consultation i.e. s20 procedures and complete the process on this function
