Job Title: Assistant Maintenance Team Leader
Location: Lincoln
Salary: £27,975 – £29,826 per annum
Job Type: Permanent, Full Time
Key Duties:
- To assist the Housing Repairs Service (HRS) and the Partnership in the delivery of the Decent Homes Standard, Council Letting standard and any other relevant standards
- To assist the HRS to deliver the repairs service generally as required, including Corporate Buildings and the day to day repairs when required
- To act as a link between the Council and its tenants, in relation to the Service including pre and post inspections of works ensuring that the Council’s building stock is maintained to the highest standard.
- To gather stock condition information by undertaking surveys and inspections of Council properties.
- To ensure that void properties are made and left in a secure condition
- To assist the HRS Team Leaders in carrying out effective repairs
- To manage HRS apprentices throughout their apprenticeship
To ensure the effective management of all relevant resources:
- To develop and lead effective team working, which results in self managing teams with a sense of collective responsibility and purpose and which provide mutual support and learning both within and across teams.
- To advise Service Manager about future service needs to ensure that all resources are adequately planned for and managed.
- To contribute to the development of team plans and ensure that staff performance appraisals are carried out.
- Regularly review and monitor any delegated budget responsibilities to ensure that budget allocations are being used effectively and efficiently.
- To act as a role model by continuously developing own skills and knowledge in accordance with the Council’s development framework and any professional requirements.
To support the Service Manager in delivering change:
- To support the delivery of the Council’s ‘Main Aims’ and to promote its ‘Core Values’.
- To continually review operational service delivery to meet changing needs and demands and implement any necessary changes, involving staff individually and in teams and encouraging and developing employees to operate flexibly to meet such changes.
- To actively promote learning, innovation and change in a ‘can-do’ environment, recognising and rewarding contributions and addressing development needs at the team and individual levels.
Pre and Post Inspections of Works
- To assist the HRS Team Leaders to undertake the Pre-inspection of domestic properties and other council-owned buildings to determine the works required for the maintenance and repair works generally.
- Inspect the condition of buildings and provide reports as required.
- To accurately record, report and specify external and internal works from the NHF Schedule of rates/Bill of Quantities for those works.
- Writing condition reports.
- Undertake post inspections of improvement works to both housing and council owned buildings for purposes of assessing standards, quality and compliance with relevant legislation.
- Ensuring that HRS Team Leaders is aware of any issues that may arise during the void period.
- Checking work meets the agreed standard such the letting standard.
- To identify and provide evidence for rechargeable repairs.
Management of Works
- To support the HRS Team Leaders and Head of Maintenance in the delivery of refurbishment work to the housing stock.
- To carry out all HRS Team Leaders duties during periods of absence
- To assist in the administration of building, maintenance and repair contracts on-site and where directed attend site meetings and handover inspections.
- Provide advice and assistance to tenant/building users in the use and maintenance of the Council housing stock.
- To liaise with contractors to ensure all standards are maintained and provide value for money.
- Oversee works throughout the repairs process, oversee any defective and snagging works and sign off where required.
- Undertake site inspections whilst works are being carried out.
- To manage and support effectively HRS apprentices throughout their apprenticeship.
