Join Holkham’s Land & Property team to work somewhere like no other. As the Residential Property Manager, you’ll drive effective management of Holkham’s residential portfolio and holiday lets. That’s 286 properties in total, situated across Holkham’s 25,000 acre estate on the North Norfolk coast, towns and villages, and surrounding countryside.
The ideal candidate will have experience in residential property lettings and management and an awareness of property legislation.
Someone with an ARLA qualification is desirable or we can support someone that is willing to study towards a qualification.
Overall job purpose:
The Residential Property Manager reports to the General Manager, Land & Property. The role is required to drive and ensure the effective management of the residential portfolio and holiday lets (286 properties in total), ensuring properties are well kept and maintained, providing a professional service to tenants, driving performance and maximising rental returns.
The following is intended to provide guidance as to duties but it is not exhaustive. You will from time to time be required to undertake other activities of a similar nature that fall within your capabilities.
Residential Lettings:
- Ensuring all properties are let professionally and in a timely manner.
- Manage all lettings against agreed KPIs – Rent, service levels and compliance.
- Oversee the let residential portfolio with agreed principles, procedures, and systems to ensure there is an effective property management solution
Residential Management:
- Ensure there is full compliance across the portfolio.
- Managing the performance of the Residential Property Management team.
- To manage residential occupiers and ensure voids are kept to a minimum.
- Prepare monthly reporting on residential lettings and management.
- Ensure rental returns are optimised through a programme of annual rent reviews.
- To oversee annual property inspections to assess building conditions but also build relationships with tenants.
- Ensure repairs and maintenance are carried in accordance with agreed service levels with the Building Manager / Supervisor and in-house team.
Holiday Lettings:
- To oversee the managing agents and act as the main point of contact
- To identify improvements required on an annual basis
Residential Team Management:
- Management of the Assistant Property Manager and Property Administrator
- Ensure the team update and maintain the Property Database with inspections, rent reviews, tenant details, and tenancy arrangements.
- Ensure rents are issued with the support of the Accounts Team.
- Identify process efficiencies and improvements. To manage a mailing list for applicants.
Skills and Experience:
The ideal candidate will have experience in residential property lettings and management. Awareness of property legislation Someone with an ARLA qualification is desirable or someone that is willing to study towards a qualification
Essential Requirements:
- Strong organisational skills and proven track record of delivering objectives within agreed timescales
- Excellent interpersonal skills including the ability to deal with and resolve conflict
- Strong influencing skills and ability to build credibility
- Ability to build and maintain good relationships with customers
- Understanding of bookkeeping and financial reporting
- Experience in the property management sector
- Experience in identifying and reporting property repairs required
- Ability to check and maintain the required standard for Estate let properties
