About the role:
A member of the Senior Management Team of the Life Path Group supporting the Executive Director in the implementation of Life Path Trust’s strategy including:
- Delivery of all Landlord Services
- Delivery of Property and facilities Management and health and safety issues related to Life Path Property Portfolio
- Advise on Health and Safety matters relating to LPT properties
- Support the Executive Director and Senior management team in liasing with other housing providers around the property aspect of Management agreements
- Liaising with Social Care Providers to carry out inspections, preparing and processing tenancy agreements and renewals.
- Working alongside the Finance partner to carry out rent reviews and invoicing.
- Working with Social Care Providers to ensure the properties are compliant and the needs of the Tenants are met.
Driving is essential as the site is not easily accessible by public transport.
Key Responsibilities:
Landlord Services
- Deliver a high quality, customer focused service relating to housing and property management to all tenants residing in Life Path Properties including voids, lettings monitoring and control of rent arrears,
- Work with Social Care Providers to deal with any matters relating to disputes and antisocial behaviour.
- Work with freeholder to ensure that repairs and maintenance are undertaken within areas of responsibility of the lease.
- Monitor and management of repairs and property improvements to ensure minimal impact on tenants and good quality compliant repairs are carried out
- Ensure all responsibilities of the lease are met.
- Ensure all legislative and regulatory requirements are met including Fire safety , electrical, gas safety , asbestos , legionella
Life Path Trust Property Portfolio
- Advise and Support the Executive Director in the development of property strategy for Life Path Trust current property portfolio including the development of a 5 year maintenance and improvement programme.
- Undertake Stock survey of the Life Path Trust property portfolio and manage the maintenance and improvements and repairs programmes
- Advise on and support the development of procurement processes and contracts for supply of contractors to deliver services on repairs and maintenance
- Establish a high level of credibility and manage strong relationships with external parties including architects and other consultants
Facilities Management
- Undertake lead role for advising Senior management team on all matters related to properties and facilities management of the estate of offices at Walsgrave Road and at the Site operated by Newpath Ventures (Kingshill Nurseries and Four Seasons Function rooms)
Managing a site move
- Lead on the proposed move from our current offices to Kingshill nurseries
- Liaise with external professionals around planning permission and the sale of the site relaying information to the SMT and trustees
- Create a plan for the move with clear timescales and organise the logistics
About you:
Qualifications, and Training:
- Minimum HNC level qualification in relevant subject building, surveying
- Membership of professional body such as ARLA (Association of Registered Letting Agents)
- Knowledge of Workplace (Health & Safety and Welfare Regs 1992) (Desirable)
Experience:
- Proven track record of Working in Property Services and maintenance or facilities management in an organisation
- Proven track record of managing external contractors
- Previous experience in developing and implementing strategies and plans and policies and procedures
- Experience of managing projects and budgets
- Experience in Housing Management (Desirable)

Knowledge:
