Job Title: Property Maintenance Contracts Manager

The Position:
We have an opportunity for an experienced Contracts Manager to join our fast-growing business.
Working within our Insurance Repairs Department the Contracts Manager will be responsible for overseeing varying sized Commercial, Residential and Industrial projects of a construction or refurbishment nature on a daily basis.
The primary role of the Contracts Manager is to ensure the ongoing projects are run efficiently and profitably. You will need to ensure contractual conditions are being followed, the most critical, being that all work is completed to a high standard in a safe working environment within the programme and to the total satisfaction of the client.
As a contracts manager you will manage direct labour on a daily basis, this includes setting daily targets, reviewing performance and completing bi-annual performance reviews with trade staff.
Key Responsibilities:
- Managing specialist domestic and nominated Subcontractors
- Enforcing and monitoring Health and Safety practices and CDM Regulations on site
- Attendance of regular site meetings with Clients, Architects, Quantity Surveyors and Planning Supervisors.
- Pricing and agreeing instructions with the Client or Client’s Agent, e.g. insurance companies
- Formulating valuations and final accounts
- Monitor and report on job profitability
- Assisting with the preparation of tenders
- Ensure all specific materials ordered are received on or before their due delivery dates
- Attend regular report and update meetings with the Operations Director
- To procure, negotiate terms and monitor the performance of subcontractors and suppliers
- To check and authorise purchase invoices
- Record, investigate and respond to any complaints received with regards to any aspect of the service that we provide
- Ensure that exceptional levels of customer care are always provided
- Provide cover for other associated staff during times of absence
The Candidate:
- Experience of contract management or loss assessment
- Experience of managing building repairs
- Experience of working with insurance companies
- Good customer service and interpersonal skills
- Good written and verbal communication
- Background in property refurbishment either hands on or from an active administration role
- Competent use of IT, portals and image management is essential
Additional information:
Your place of work will be the Westone Housing Headquarters in Peterborough but you will be required to work at any location of building works within its operating territory.
Working hours: Monday to Friday, 08:30 to 17:30
